Things heat up with over 40 assets going under the hammer at our September auction!

Category Auction News

An extensive list of commercial properties will turn up the heat on September 10, as investors bid on over 40 premium assets at Broll Auctions and Sales’ upcoming auction.

The selection includes a diverse range of assets, from student accommodation and fuel stations to retail spaces and industrial hubs, presenting prime opportunities for savvy investors.

Norman Raad, CEO of Broll Auctions and Sales, said current market conditions offered value for investors who could “make calculated assumptions and mitigate risk with a vision for the future”. In July, the South African Reserve Bank reduced the interest rate by 25 basis points to seven percent, the lowest level since November 2022. “This, together with increasing consumer confidence in South Africa during the second quarter of 2025, is reflected positively in the carefully curated properties available at our upcoming auction.” Raad said.

Highlights include:

Affordable student living

A portfolio of four National Student Financial Aid Scheme-accredited student accommodation blocks is on offer, representing a secure investment in the consistently growing student housing market. Three are strategically located in the bustling Johannesburg CBD’s Rissik and Commissioner streets. The fourth is situated in the high-demand area of Nelspruit in Louis Trichardt Street.

Pump up your portfolio with fuel sites

Three strategically located fuel sites are available, offering high-traffic locations and established infrastructure. “These properties are ideal for both new entrants and experienced operators in the fuel retail sector,” Raad said. The sites include a prime location on the N2 in Riversdale (Garden Route), a busy BP-branded corner site in Tshepiso, Vanderbijlpark, and a well-positioned Germiston station with retail that could be sold as a white site.

Shop till you drop

Carefully selected retail investments continue to offer excellent returns nationally, and Broll Auction’s September offering has top class space. “One of the best properties on this auction is prime retail space in Mnandi, Centurion. This well-established commercial property has a 30-year record of community support and trading history.” Other opportunities include a high-exposure property in Newlands, Johannesburg anchored by ShopRite, and a versatile retail space in Castleview, Germiston next door to Stone Arch Estate. A portfolio of four commercial properties in Pretoria's bustling Gezina area includes showrooms and buildings with redevelopment potential.

In the Free State, two retail properties offer stable investment opportunities in Ficksburg and Virginia respectively. The first is a retail property with high street visibility, while the second is a centrally located retail space with consistent foot traffic – both are expected to attract hot bidding.

Eastern Cape Industrial

A selection of industrial properties in the Eastern Cape offer opportunities for manufacturing, logistics, and development. This includes a substantial warehouse facility in Wilsonia, East London, as well as vacant industrial zoned land in the same area offering a prime development opportunity. In Perseverance Industrial, Gqeberha, an industrial yard with excellent access to major transport routes will go under the hammer.

Access to Durban port

An Umbilo (Durban CBD), warehouse is perfectly positioned for businesses requiring storage or a distribution centre with close proximity to the Durban Port. Its location is ideal for serving outlying regions.

Invest with the rest

Cape Town’s property market shows no signs of slowing down, and commercial property is a hot ticket. “A unique commercial building in the trendy and rapidly developing area of Woodstock, Cape Town is on offer, and is likely to be snapped up by an investor looking towards creative and commercial ventures.”

Start from a clean slate and develop your dream

A selection of vacant land parcels in prime locations across Pretoria and Johannesburg await the touch of a developer with foresight. These include plots in Pretoria's growing Lotus Gardens and Mamelodi East residential areas. Vacant land in one of Pretoria's most prestigious suburbs, Waterkloof Heights, is also a rare find, along with a prime residential stand in Irene, Centurion, and vacant land in Johannesburg’s Dunkeld West’s affluent Bompas Road.
